Where Portland's New Homebuyers Are Actually Coming From
Migration is one of the biggest quiet forces shaping Portland's housing market, and it's a topic I know from both sides. I'm a transplant myself, born in LA, a decade in San Francisco, and I moved to Portland in 2016 like a lot of my clients are moving here now.
Who's moving here
Right now, Seattle homebuyers are relocating to Portland at more than three times the rate of any other metro area. San Francisco and Los Angeles round out the top three. Bakersfield shows up too, which surprised even me.
The honest caveat
Portland's overall migration picture isn't a simple story of everyone moving in. Once you account for the people leaving Portland for places like Bend, Phoenix, and Eugene, the net picture is closer to flat to slightly negative. More people are arriving from specific metros, particularly the West Coast, but Portland is also losing residents to smaller, lower-cost markets nearby.
What this means if you're selling
If you're marketing a home in Portland, understanding where buyer demand is actually coming from matters. A meaningful share of active buyers right now are relocating from Seattle, the Bay Area, and LA, often bringing different expectations, different budgets, and different timelines than a typical local move-up buyer. Positioning a listing to speak to that relocation buyer, not just the local market, can be the difference in how fast and how well it sells.
