Portland's East Side Is Quietly Outperforming the West Side This August
If you're only looking at Portland's citywide averages, you're missing the actual story. The real divide right now isn't the market as a whole, it's east versus west, and the gap is worth understanding whether you're buying, selling, or just watching your home's value.
The numbers by area
Multnomah County homes averaged $645,865 in August. But that county-wide number flattens two very different markets happening at the same time.
Northeast Portland detached homes are moving fast, averaging just 30 days on market, and selling over asking at 104.6% of list price.
Southeast Portland isn't far behind, with homes closing at 101.7% of list.
Westside inventory tells a different story. Price points run higher, averaging near $800K, but the sold-to-list ratio is softer, suggesting more room for buyer negotiation on that side of town right now.
What this means if you're selling on the east side
NE and SE Portland are currently rewarding sellers. Homes are moving quickly and closing at or above asking price, which means the conditions for a competitive, fast sale are already in place if your home is priced and presented correctly.
What this means if you're selling on the west side
Higher price points on the west side come with more buyer leverage right now. That doesn't mean west side homes aren't selling, it means pricing strategy and presentation matter even more when the sold-to-list ratio has more give in it. A home that's priced sharp and marketed well still has an advantage even in a softer-ratio environment.
What this means if you're buying
If you're eastside-focused, be ready to move. A 30-day average and homes selling over ask means hesitation costs you the house. If you're looking westside, you likely have more room to negotiate than an eastside buyer does right now, which can be real leverage if you use it.
