Living in Irvington Portland: What Families Need to Know Before Buying
Irvington is the neighborhood that makes people slow their car down when they first drive through it. The homes are genuinely beautiful, the streets are wide and tree-lined, and the whole thing has a quality of permanence that is increasingly rare in American cities. Let me tell you what it is actually like to live there, beyond the real estate photography.
Irvington sits in northeast Portland, roughly bounded by Broadway to the south, 15th Avenue to the west, Fremont to the north, and 24th to the east. The homes are predominantly craftsman, colonial revival, and four-square styles built in the early 1900s, and many have been thoughtfully maintained or lovingly restored. The architectural consistency of the neighborhood is part of what gives it its character.
The community here is real. The Irvington Community Association is one of the most active in Portland and organizes events that actually bring neighbors together. People know each other in Irvington in the way urban neighborhoods used to and often do not anymore. For families coming from cities where you can live next door to someone for five years without learning their name, this is one of the things that surprises them most.
For families specifically, the walkability is exceptional. Good coffee, excellent restaurants, and neighborhood parks are all reachable on foot. Proximity to the Alberta Arts District adds a cultural dimension that keeps weekends interesting for both parents and kids.
At the $800,000 to $1.1 million range you are finding four and five bedroom homes with original character, updated kitchens and baths, and yards that work for families with young children. Above $1.1 million you are seeing the most architecturally dramatic properties on the most desirable blocks.
The challenge in Irvington is that the best homes move quickly. Knowing which streets carry a premium and having a strategy for competing when the right one surfaces matters a lot. I know this neighborhood well and love helping buyers find their home here.
